Resm\u00ee kurumlar nezdinde ger\u00e7ekle\u015ftirilen bu i\u015flem, hukuki ge\u00e7erlilik kazanmas\u0131 i\u00e7in belirli belgelerin eksiksiz ve do\u011fru bir \u015fekilde haz\u0131rlanmas\u0131n\u0131 gerektirir. Bu noktada \u00f6zellikle sat\u0131c\u0131 taraf\u0131n\u0131n, tapu devri i\u00e7in gerekli evraklar\u0131 \u00f6nceden temin etmesi hem zaman kazand\u0131r\u0131r hem de s\u00fcrecin sorunsuz tamamlanmas\u0131n\u0131 sa\u011flar. \u0130\u015fte ev sat\u0131\u015f\u0131nda sat\u0131c\u0131dan talep edilen temel belgeler:<\/p>\n<p data-end=\"651\" data-start=\"183\"><span>1. Tapunun asl\u0131 veya fotokopisi, sat\u0131\u015f i\u015fleminden \u00f6nce tapu m\u00fcd\u00fcrl\u00fc\u011f\u00fcne sunulmal\u0131d\u0131r. Tapu, ta\u015f\u0131nmaz\u0131n yasal sahibini ve niteliklerini g\u00f6steren resmi bir belgedir.<\/p>\n<h3 data-end=\"912\" data-start=\"891\">2. Kimlik Belgesi<\/h3>\n<p data-end=\"1148\" data-start=\"914\">Sat\u0131c\u0131 ki\u015finin ge\u00e7erli bir <strong data-end=\"991\" data-start=\"941\">T.C. kimlik kart\u0131, n\u00fcfus c\u00fczdan\u0131 veya pasaport<\/strong> ibraz etmesi gerekir. Ayn\u0131 zamanda bu belgelerin fotokopileri de i\u015flem s\u0131ras\u0131nda al\u0131n\u0131r. Zorunlu Deprem Sigortas\u0131 (DASK)<\/span><\/h3>\n<p data-end=\"1577\" data-start=\"1362\">Gayrimenkul\u00fcn sat\u0131\u015f\u0131ndan \u00f6nce, <strong data-end=\"1428\" data-start=\"1393\">Zorunlu Deprem Sigortas\u0131 (DASK)<\/strong> poli\u00e7esinin ge\u00e7erli ve g\u00fcncel olmas\u0131 gerekir. Poli\u00e7e, evin deprem riskine kar\u015f\u0131 sigortaland\u0131\u011f\u0131n\u0131 g\u00f6sterir ve Tapu M\u00fcd\u00fcrl\u00fc\u011f\u00fc taraf\u0131ndan talep edilir.<\/p>\n<h3 data-end=\"1626\" data-start=\"1579\">5. Rayi\u00e7 Bedel Belgesi (Emlak Vergi De\u011feri)<\/h3>\n<p data-end=\"1867\" data-start=\"1628\">Ta\u015f\u0131nmaz\u0131n bulundu\u011fu il\u00e7e belediyesinden al\u0131nan <strong data-end=\"1699\" data-start=\"1676\">rayi\u00e7 bedel belgesi<\/strong>, tapuda i\u015flem g\u00f6recek sat\u0131\u015f de\u011ferinin belirlenmesinde kullan\u0131l\u0131r. Rayi\u00e7 bedel, emlak vergisine esas olan en d\u00fc\u015f\u00fck de\u011ferdir ve tapu harc\u0131 bu bedel \u00fczerinden hesaplan\u0131r.<\/p>\n<h3 data-end=\"1914\" data-start=\"1869\">6. Kat \u0130rtifak\u0131 \/ Kat M\u00fclkiyeti Belgeleri<\/h3>\n<p data-end=\"2107\" data-start=\"1916\">Sat\u0131\u015f\u0131 yap\u0131lacak ta\u015f\u0131nmaz\u0131n hen\u00fcz iskan\u0131 al\u0131nmam\u0131\u015fsa <strong data-end=\"1985\" data-start=\"1969\">kat irtifak\u0131<\/strong>, iskanl\u0131 ise <strong data-end=\"2016\" data-start=\"1999\">kat m\u00fclkiyeti<\/strong> tapusu gereklidir. Bu belgeler, evin yap\u0131 ruhsat\u0131na uygun \u015fekilde kullan\u0131ld\u0131\u011f\u0131n\u0131 g\u00f6sterir.<\/p>\n<h3 data-end=\"2135\" data-start=\"2109\">7. Vekaletname (Varsa)<\/h3>\n<p data-end=\"2354\" data-start=\"2137\">E\u011fer sat\u0131\u015f i\u015flemi bizzat tapu sahibi taraf\u0131ndan de\u011fil de bir ba\u015fkas\u0131 taraf\u0131ndan y\u00fcr\u00fct\u00fclecekse, noter onayl\u0131 <strong data-end=\"2260\" data-start=\"2245\">vekaletname<\/strong> ibraz edilmelidir.
